Rental Program

This program is designed to help offset the cost of your maintenance fees, but has the potential to help owners earn extra revenue.  Our rental team are dedicated to ensuring that your entire week is rented at the best possible rates. We work directly with your HOA presidents to ensure that this program is maximizing it’s potential. 

You have the option to have your week auto-submitted each year or just this year. As well, you can choose to have your revenue put towards your maintenance fees for the following year (2024) or receive a cheque.

Give your week a good chance to get rented by submitting your week at least three months before it starts (but now is a better time than never).

Applications should be submitted at least 30 days prior to start of week(s). Once submitted you will receive a confirmation that your form was received. Please review the terms and conditions for the Rental Program.

Payment & Guarantee

For those weeks that generate rental income, we will process payment within 60 days of the close of the month in which the rental occurred. We do not charge a listing fee to enroll your week. We only collect our fee if your week is rented. 

Canadian owners are paid out, on average 65% of the net revenue earned. Non-Canadians earn 40% on average + 25% after filing the Non-Resident Withholding Tax.

Please note that there are no guarantees that your week will be rented. If you week does not have a rental assigned to it, you may remove it from the program at any time with no penalty. If there are days that have not been rented, you may use the remaining days by contacting the rental department within 72 hours of the start of your week.

Frequently Asked Questions About the Rental Program

Whiski Jack Resorts (Whistler) Ltd is obligated to withhold 25% of non-Canadian residents’ gross rental income, and remit this amount to the Canada Revenue Agency.  By March 31st each year, we provide non resident owners that earned rental income in the prior year, an NR4 slip which reports their gross rental income, and the total amount of tax withheld.  Please ensure that your mailing address is correct so that we are able to get the NR4 tax form to you. Owners can then either hire a Canadian Tax preparer or file themselves. The details of how to file can be found on the Canadian Revenue Agency website. Whiski Jack Resorts does not act as agent to owners in this capacity and takes no responsibility for this filing.

  • WJR 20% commission of the collected + 5% fee to cover banking and merchant costs.
  • Housekeeping fees will apply for every additional booking above the first booking.
  • For all non-Canadian residents, WJR is required per Canadian law to withhold 25% of your rental proceeds which must be submitted to the proper Canadian taxing authorities.
  • Commission from Travel Agent can be between 0% and 18%.

WJR will not accept partial weeks, only full 7-day weeks into the rental program.

  •  WJR retains the right to establish rates and conditions. WJR’s decision(s) regarding the program shall be final and in its sole discretion. WJR makes no representations, promises, or guarantees regarding the placement of your vacation week(s) or the amount of your rental proceeds.
  • As each unit is unique, it is the guest who will choose the unit that they wish to stay in, not WJR.
  • WJR will market your week(s) through various NIGHTLY rental channels online. The rates will be in-line with the prevailing economic conditions in the travel industry for the resort. Assignments can be anywhere from 1 to 7 nights, depending on the demand and availability.

To maintain the Whiski Jack Resorts brand, we recommend that you allow us to manage your rental. All marketing materials including images, copy and links are the property of Whiski Jack and require permission for use to for marketing. Additionally, there may be extra fees for housekeeping, name changes, hot tub cleans and more. Please contact us for more information on these fees. 

New regulations have been put into place as of July 18, 2017, requiring anyone who is marketing and renting their week to have a Whistler Tourist Accommodation License. The intent of this change is to enable the Resort Municipality of Whistler (RMOW) to better address illegal nightly rentals in residential areas, which are impacting housing availability, neighborhood character, and properties that are zoned for tourist accommodation. Contravention of the bylaw may be subject to fines of up to $1,000 per infraction per day. Whiski Jack Resorts is not responsible for any infractions issued to owners. It is up to the owners to ensure that they are fully aware of local laws and abide by them.  

The bookings are processed at the end of the month that the week is in. If you have asked to have the earnings applied to your account, then you can expect an email from us with the statement of your earnings. If you have asked to have the proceeds sent by cheque, you can expect to receive this including your statement no later than 60 days from the end of the month that your week was in. For example, if you have week 52 and some of the stays fall in January, you can expect notice of your earnings no later than the last day in March of that year. 

Owners to take back a portion of their week ONLY within 72 hours of the first day. Please contact our office and we will make your booking for you (removing it from the program). You will be required to pay the cost of an additional cleaning fee deducted from your rental proceeds. Owners can remove fully unused weeks from the rental program at any time.
